Overview

A leading national retail mortgage lender is seeking a Mortgage Regulatory Counsel to support compliance-related system and process initiatives by providing legal interpretation, guidance, and review of mortgage regulatory requirements. This role will serve as the primary legal resource for fees, disclosures, documents, and document-vendor matters, while also supporting broader mortgage regulatory research and analysis as needed.

Responsibilities

  • Interpret federal and state mortgage regulations related to fees, disclosures, documents, and document-vendor matters.
  • Provide legal guidance on fee treatment, disclosure timing and content, document triggers and packages, and workflow requirements.
  • Conduct legal research and analysis on mortgage regulatory questions beyond fees and disclosures as assigned.
  • Translate legal requirements into practical guidance for Compliance, Quality Assurance, Technology, and business teams.
  • Review and approve regulatory requirements, interpretations, and legal positions prepared by Compliance or other stakeholders.
  • Evaluate system configurations, document logic, disclosures, workflows, and outputs for compliance with legal and regulatory requirements.
  • Review testing results and supporting evidence to determine if system behavior and document outputs meet legal expectations.
  • Make pass/fail determinations, identify follow-up legal questions, and recommend requirement changes or additional testing.
  • Collaborate with Technology, Operations, Compliance, and external vendors to resolve legal and system-related questions.
  • Support implementation and maintenance of document-vendor legal requirements, including document generation and triggering within loan origination systems.
  • Document legal interpretations, decisions, issue resolutions, and review conclusions clearly to support audits, examinations, and internal reviews.
  • Provide timely legal input on open issues and exceptions to facilitate progress in compliance-related workstreams.
  • Identify emerging legal issues, gaps, or inconsistencies and communicate necessary actions to stakeholders.

Qualifications

  • Juris Doctor (JD) from an accredited law school.
  • Active license to practice law in at least one U.S. jurisdiction.
  • Experience practicing in mortgage, consumer financial services, regulatory compliance, or a related legal field with advanced knowledge of mortgage regulatory requirements.
  • Preferred experience with mortgage fees, disclosures, documents, and related regulatory requirements.
  • Preferred experience supporting implementation or maintenance of loan origination system document logic, disclosure behavior, or document-vendor integrations.
  • Preferred experience with loan origination systems, disclosure processes, document review, or vendor-managed document solutions; experience with DocMagic is a plus.
  • Ability to collaborate effectively across Legal, Compliance, Technology, Operations, and external vendors.
  • Advanced legal research and analytical skills, including interpreting complex federal and state regulations and applying them to business processes and system functionality.
  • Skilled in assessing whether system configurations, workflows, and outputs satisfy legal requirements.
  • Strong judgment in distinguishing issues requiring formal legal interpretation from those addressable through practical guidance.
  • Excellent communication skills, capable of translating legal concepts into actionable guidance.
  • Ability to manage multiple legal questions, reviews, and workstreams simultaneously while meeting deadlines.
  • Skilled in identifying gaps, inconsistencies, or risks in requirements, testing results, documentation, or system behavior.
  • Excellent attention to detail.
