Texas Commercial Title Examiner

Overview

This role supports a specialized commercial title examination environment focused on providing underwriting guidance and white-glove service for complex transactions. The position involves examining assigned Texas commercial title files from start to finish, partnering closely with agents and underwriting to identify, communicate, and resolve complex title and curative matters.

Responsibilities

• Examine chain of title for complex commercial and industrial properties, handling assigned files from opening through completion
• Perform title examination on complex commercial orders requiring strong independent judgment, accuracy, and high-level title expertise
• Abstract and analyze leases, subleases, acreage, liens, judgments, easements, vital statistics, plot and map books, surveys, and other recorded documents; determine ownership and legal restrictions and verify legal descriptions and record completeness (including acreage and multi-site properties)
• Prepare title products and commitments based on interpretation and application of procedural guidelines, with working knowledge of commitment Schedules A, B, and C and their purpose in the examination and curative process
• Partner with agents and underwriting to identify, communicate, and resolve complex title and curative matters within established guidelines
• Provide white-glove file support through responsive communication, careful file management, and strong collaboration across the team
• Review surveys and related title documentation, identify material issues, and apply commercial title judgment to determine what requires resolution or additional attention
• Read, interpret, and map complex legal descriptions (including acreage), evaluating how legal descriptions affect ownership, boundaries, and title examination
• Serve as a collaborative resource to team members and contribute to a team environment where communication, partnership, and shared ownership are essential
• Other duties as assigned

Requirements

• High School Diploma or equivalent
• Minimum of 2 years of directly related title examination experience; demonstrated commercial title experience is required
• Proven experience examining Texas commercial title files
• Remote role: candidates may reside outside Texas if they have strong Texas-specific commercial title experience
• Demonstrated ability to independently manage and take ownership of complex commercial files from start to finish
• Strong knowledge of commercial commitments, including the purpose and content of Schedules A, B, and C, and the ability to distinguish examination, curative, and commitment-related responsibilities
• Strong commercial survey review skills, including the ability to identify and prioritize material title issues
• Experience with acreage, including reading, interpreting, and mapping legal descriptions and evaluating ownership and boundary-related title matters
• Strong detail and quality orientation, analytical ability, and problem-solving skills
• Customer service orientation and a collaborative, team-first approach when working with agents, underwriting, and peers
• Strong Microsoft Office skills and knowledge of legal terms used in title documents
• Ability to read and decipher complex legal descriptions relating to commercial title orders

Compensation & Benefits

• Pay Range: $30.91 - $41.20 Hourly (Remote)
• This hiring range is a reasonable estimate of the base pay range for this position at the time of posting. Pay is based on a number of factors which may include job-related knowledge, skills, experience, business requirements and geographic location.
• Based on eligibility, a comprehensive benefits package including medical, dental, vision, 401k, PTO/paid sick leave, and an employee stock purchase plan
